If you want to submit a Pre-auction offer or a Post-Auction offer, have your agent reach out to their listing agent to negotiate an offer. Or you can reach out to them directly via the numbers provided below.
Caveat: Each property is different
They will present your offer to the seller and the seller can choose to accept the offer, or decline the offer and move forward with the auction.
If the auction is over, the seller can choose to try to do another auction or accept a post auction offer, or keep the property.
The seller can also choose to not accept the auction offer or pre/post auction offer and list it as a traditional listing on the MLS.
These Auction offers are not the same as traditional offers. They have a pre-made Purchase and Sale Agreement that their listing agent drafts up and you sign, once you come to an agreement.
There terms almost always include the following:
Buyer pays all closing costs
Buyer pays all transfer taxes
No Inspection Contingency (Sometimes they will allow you to see the property beforehand. Many of their properties have an open house period where you can go see the property. After you are under contract, you may be able to do an inspection, but that's for informational purposes only. If you don't like something that came up in the inspection, you will still have to buy the house or you will lose your deposit/buyer's premium.)
No Financing Contingency (You can use financing to buy the property, but you can't back out of the purchase if your financing falls through. You may lose your deposit/buyer's premium if you do.)
Buyers Premium is added to the offer price. (In the past the buyer's premium was 6%. Check their website to see if that has changed or if it differs depending on the property.)
Properties are sold as-is, where-is. Seller makes no representations or warranties on the condition of the property at the time of sale.
